Vanessa Orta has almost 30 years of experience representing financial institutions. She has served as the firm's President and Managing Director since its inception. Vanessa oversees McCoy & Orta’s Assignment Department. She also focuses her time on strategic planning, client development and retention and growth opportunities for the firm.
Vanessa began her law practice in 1989 by providing legal services to the Federal Deposit Insurance Corporation (FDIC) and Resolution Trust Corporation (RTC). This work was the catalyst for her Commercial Mortgage-Backed Securitization (CMBS) practice, as she handled loan servicing transactions for the first FDIC and RTC CMBS loan servicers.
After several years of handling CMBS loan servicing transactions where mortgage files were missing proper loan documentation and evidence of transfers, Vanessa focused extensively on curing document deficiencies in efforts to close servicing transactions. This work catapulted Vanessa into representing mortgage sellers concerned with eliminating the exposure of loan repurchases due to defective loan documentation. She focused on proper loan documentation under Pooling and Servicing Agreements and Mortgage Loan Purchase Agreements, including representation and warranty issues related to the condition of loan documents and critical loan document defects. Her work in this area led to her being selected to serve as a member of the Document Integrity Task Force of the Commercial Mortgage Securitization Association (the predecessor of CRE Finance Council). The Task Force established the industry standards for the condition of mortgage loan documents transferred to CMBS pools.
Today, under Vanessa’s direction, McCoy & Orta handles loan transfers and document deficiency issues for almost every major commercial mortgage lender in the CMBS industry.
Vanessa is married to Donald Lynn, an appellate attorney. She and Don have two adult daughters and a son. They enjoy spending their free time visiting their daughters in NYC and Nashville and family vacations in Colorado.
